Prep Is Most of the Price

A paint job that lasts is mostly prep: washing, scraping, filling, sanding and priming. That work takes longer than the color coats, so we list it on the scope instead of folding it into one vague number.

Paint can be the whole job or the last stage of a bigger remodel. Either way, adding a room or switching a color after signing is priced in writing first.

Surfaces and Prep

  • Interior walls and ceilings

Walls and ceilings in any room, patched, sanded and spot-primed first so old stains and repairs disappear under the finish coats.

  • Woodwork and cabinets

Baseboards, door frames, interior doors and cabinet fronts get cleaned and scuff-sanded so new paint grips. Cabinet doors come off so both faces are painted.

  • Exterior walls and trim

Loose paint scraped, bare wood primed and gaps caulked before the finish coats, with outside work timed around rain and temperature.

Three Painting Decisions

  • Pre-1978 paint

Older layers may contain lead. When they do, sanding and cleanup follow lead-safe steps, which adds time and appears on the scope as separate work.

  • Sheen by room

Flat paint is forgiving on imperfect walls. Satin and semi-gloss take scrubbing better, which is why they go on trim, doors, kitchens and baths. Each surface gets its sheen picked before you sign.

  • Weather for exterior work

Exterior paint wants dry wood and moderate temperatures while it cures. Outside work gets a target window, and rainy stretches move that window instead of rushing the job.

Paint Questions

Do we have to clear the rooms ourselves?

Take down wall hangings and small items. We move larger furniture to the center, cover it and mask the floors before a can is opened.

Can you paint while we're living there?

Yes. Rooms are done a few at a time with windows open or fans running, and the rest of the house carries on as normal. Bedrooms are planned so nobody sleeps in a wet-paint room.

Rooms Looking Tired?

List the rooms or outside walls on your mind and what you have noticed on them: flaking, water marks, hairline cracks.
